What rental income can I expect?
Once your property has been assessed by us on the suitability, we will provide you with the weekly income rate schedule based specifically on your property. The weekly rates differ between seasons during the year, and all schedules are reviewed on an annual basis. All properties at Mar Menor Resort are at their highest demand during the high season in summer. Due to the face all properties are at a high demand, your rental income during this season will be at its highest. We believe our rates are the most competitive at Mar Menor Resort, and are confident that the annual rental income you will receive will beat all other deals.

What type of property is best for letting?
We believe all types of property at Mar Menor Resort are rented well and are all ideal for letting; with apartments, villas and townhouses all creating their owners a good income return. The income rate is based upon many different factors, from the number of bedrooms, type of property and the standard of furnishing, amount of equipment and the décor to name a few. The guests at Mar Menor Resort expect the same high standard in their accommodation as the rest of the resort is presented. Guests may expect to receive a discounted rate for the golf facilities at the resort. To help make sure your property is doing as well as it should with rental, we will carry out an annual quality inspection of your property. This will hopefully point you in the right direction to maximise your rental income as suggestions will be made available.

How many weeks rental can I expect?
Your rental property will have a greater income opportunity by making sure your townhouse, villa or apartment is widely available throughout the year as much as possible. During the high season the high demand for accommodation results in many if not all empty slots will be filled from bookings. We always give priority to property owners whenever we receive a holiday enquiry to Mar Menor Resort. This will again help to increase your overall amount of bookings made during the year.

Can you guarantee me a fixed income each year?
For Mar Menor property owners, we operate various flexible rental packages to suit your requirements. They have been designed to meet all of our clients preferences. please discuss your requirements with us to find the best package for you if require additional information.

When will I be paid?
The agreed income rate for the season from the scheduled weekly pay will be paid within 30 days of the close of the month in which the guests arrive at your rental property in Mar Menor Resort.

How much does it Cost?
Our service to you is absolutely free of charge. There are no hidden fees; we simply want to increase your rental bookings with our customers. Maximising your annual profit.

What am I responsible for?
There are only a few requirements we ask of you to ensure at your Mar Menor property. You simply need to make certain that your Mar Menor management company provide the required services listed below for each and every stay at your accommodation:

• A basic food pack consisting of orange juice, coffee, tea, bread, milk, butter, jam, sugar and bottled water as standard. You can of course add to the food pack if you wish.
• A weekly maid linen service. (Guests staying for 10 to 13 nights are entitled to a mid-stay change of linen and towels)
• Electricity, gas, water, your management company services, garden/pool maintenance.

What happens if the guest cancels the holiday?
If a guest decides to cancel their booking made with us, we will provide you with compensation wherever possible. If we are unable to re-let your property out, we will then make sure we compensate you on the refund payment scheme listed below:

56 days prior to arrival £100 per week,
35-55 days prior to arrival 25% of the agreed rental income,
21-34 days prior to arrival 50% of the agreed rental income,
14-20 days prior to arrival 75% of the agreed rental income,
0-13 days prior to arrival 100% of the agreed rental income.

Can I let my property privately?
You are able to block periods out of the calendar for any times you do not wish us to rent out your property at Mar Menor. When your property is not being rented and is available, you are free to use this time to privately let your townhouse, villa or apartment. We endeavour to inform you as soon as possible for any bookings made. We ask you to check with us for the current availability as this can change regularly.

What Management Company must I use?
We do not insist that you change management companies or choose a certain company. You are free to use any on-site management company you wish. We have excellent working relationships with the management companies at Mar Menor Resort. If you decide to change management companies for any reason, please let us know immediately as we may have to inform guests who have booked to stay at your rental property.

How does the Mar Menor Rentals Owners Service Work?
We will inform you of the relevant dates to inform your on-site management company once a provisional booking has been made on your property. Please note that it is your responsibility that they reserve the property and ensure that it is prepared in time for the guests arrival to your Mar Menor property.We can supply you with flight information, the amount of guests staying and any extras that have been ordered directly to you, and/or your management company near to the time of guest arrival. We ask guests to pay your management company directly for any late bookings to accelerate the process for you.

During the low season, we insist on a minimum of 4 nights and a minimum of 7 nights during high season. This is to try and reduce the number of days lost in between bookings.
